Keeping a PNW Basement and Crawlspace Dry
Eight months of rain, daylight basements, and vented crawlspaces make the Northwest a hard place to keep a lower level dry. Here are the systems that do it, from the roofline down.
Why Northwest basements are damp by default
From roughly October through May, the Pacific Northwest takes on most of a year's rain in slow, saturating installments. The ground around a foundation stays wet for months, water tables rise, and cool air holds moisture against every surface it touches. Add the region's housing stock — daylight basements cut into slopes, post-and-beam homes over vented crawlspaces, mature evergreens shading rooflines where moss thrives — and a dry lower level is not the natural state of things. It is the result of several systems working at once, and this article is a tour of those systems.
Start at the roofline
Most basement water is roof water that was mismanaged on the way down. A Northwest roof sheds an enormous volume of water across a rainy season, and fir needles and moss clog gutters here faster than almost anywhere. Clean the gutters in late fall after the needles drop, and again in spring. Then follow every downspout to its end: each one should discharge into a drain or an extension that carries water well away from the foundation, not onto a splash block two feet from the wall. Watch the whole system during a hard rain — overflowing seams and disconnected downspouts announce themselves loudly.
Fix the grade
Soil should slope away from the house on every side. Years of settling, garden beds built up against the siding, and paths that channel water toward the wall all reverse that slope quietly. Walk the perimeter during a downpour and look for pooling against the foundation. Regrading with well-compacted soil is unglamorous and effective; in stubborn spots, a French drain or a shallow swale can redirect water that grading alone cannot.
Inside: humidity is the early warning
A basement can be losing the fight long before a puddle appears. An inexpensive hygrometer tells you what is really happening: indoor relative humidity persistently above about 60 percent feeds mold, dust mites, and that unmistakable musty smell. Run a dehumidifier through the rain season and empty or drain it reliably. Watch for the other tells: white, crusty mineral deposits (efflorescence) on concrete walls mean water is migrating through the wall itself; condensation on cold-water pipes and window glass means airborne moisture is high; a musty smell that intensifies after rain means water is getting in somewhere specific and findable.
Crawlspaces: out of sight, doing damage
Much of the region's housing sits over a vented crawlspace, and it may be the most neglected square footage in the Northwest. Twice a year, look inside with a good flashlight. You want to see a continuous plastic vapor barrier covering the soil, dry insulation held snugly between the joists, and daylight only at the vents. Standing water, mud that never dries out, sagging or fallen insulation, rusting ducts, or a sweetish rotten smell all mean moisture is winning. Crawlspace moisture does not stay in the crawlspace — it rises into floor framing and the living space above, and it is a common source of the rot and mold discovered during remodels and home sales.
Sump pumps and drains earn their keep once a year
If your basement or crawlspace has a sump pump, test it each fall: lift the float or pour in a bucket of water and confirm the pump runs and discharges outside, well away from the foundation. Pumps fail quietly and are usually discovered during the first big storm of the season. A battery backup is worth considering in neighborhoods where windstorms and power outages arrive together — which, in the Northwest, is most of them. Perimeter drains and exterior footing drains, where they exist, should visibly flow during heavy rain; a camera inspection can tell you whether decades-old drain tile is still doing anything at all.
A rain-season checklist
- Late fall: clean gutters after needle drop; test the sump pump; check every downspout connection.
- First big storm: walk the perimeter and watch where the water actually goes.
- Midwinter: check the hygrometer; sniff the basement and crawlspace after a wet week.
- Spring: second gutter cleaning; flashlight tour of the crawlspace; look for efflorescence and new stains.
None of this is exciting, and all of it is cheaper than drying out a flooded basement.
